If you walk around Southeast London in Canada Water, Rotherhithe, Bermondsey, and surrounding areas you will eventually come across the revitalization project Canada Water Masterplan. We blogged about it earlier in the year (Previous blogs: The Canada Water Masterplan , Canada Water Masterplan – Update) and decided now is a good time to give an update with work ready to commence on Canada Dock.
The Short Recap
The Canada Water Masterplan is a decade-long, £1.5bn development project consisting of various aspects including residential units and office buildings to create a new hub for London’s Southeast area. In March 2014, British Land Plc was awarded planning permission for three areas called Canada Water ‘Central’, Rotherhithe, and Surrey Quays ‘Central’. The master plan will coincide with the Canada Dock extension.
The area reached a big milestone recently with home construction in full swing. The K1 Plot of land will consist of 79 homes for Southwark Council with 60 of them designated as council homes. The K1 Plot is part of the larger design of providing affordable homes, transforming public spaces, and building an environmentally conscious community. The Canada Dock is part of this vision.

Canada Dock Update
If you haven’t already, you will begin seeing hoarding going up around Canada Dock. Work is soon to begin on not only restoring the historic dock but also giving attention to restoring it as a wildlife habitat. The design will consist of three wetlands habitats and seven new islands. You will find a new boardwalk with steps down to the water where seating will provide plenty of wildlife viewing opportunities.
The next year will bring a flurry of construction. From October through December of 2022 the focus will be on safety preparations with hoarding fence and fence paneling to be installed. The fencing will direct pedestrian traffic away from the construction but give ample viewing of the work underway. With the turn of the new year, activity will focus on moving dirt and reducing the water table. By Spring of 2023, we can expect to lose access between the Range and the Dock as work begins on the southern side of the dock. If all goes as planned, the construction of the boardwalk and landscaping will begin in the summer months followed by planting and final touches before access is granted to the public.

Why This Update is Relevant
The Canada Water Masterplan has garnered attention throughout the years as a game changer for London’s Southeast region. In particular, it is groundbreaking because it will bring new life to an area that was once home to a working dock. With so many recent development projects springing up all over the city we are excited to see what this one will bring in terms of revitalization, job opportunities, and housing units. We’ll be keeping our eyes on it!
